Understanding Billable Mold Remediation Calls

In the Mold Remediation category, a billable call is defined as a customer actively seeking the professional removal of visible or suspected mold from the structure of a property. The focus is on physical remediation and cleanup rather than just identification.

We classify requests as non-billable if they are strictly for testing, “ghost smells,” or issues confined to personal property. Common non-billable examples include requests solely for Air Quality Testing or lab work (without visible mold), calls regarding Mold Smell Only where no growth is visible, and mold located exclusively on Furniture or Contents (clothes, mattresses, sofas). Additionally, we do not charge for requests for exterior mold (which usually requires pressure washing), mold inside HVAC/Furnace systems (unless part of a larger structural issue), and calls from tenants without owner authorization.

Please note that this list is provided for reference only and is not exhaustive. Criteria may change as our services evolve.

Billable Mold Remediation Services

We currently consider the following services to be valid, billable calls for the Mold Remediation category:

Structural Remediation & Removal

Services focused on the assessment and physical removal of fungal growth from building materials.

  • Visible Mold: Requests where the customer can see mold growth (black, green, white spots) on walls, ceilings, or floors.
  • Suspected Visible Mold: Instances where the customer sees discoloration or water staining and suspects mold, requiring a professional assessment for removal.
  • Pre-Testing Visibility: Cases where visible mold is present, even if a protocol requires testing prior to the start of work (the presence of visible mold makes the call billable).

Inspections & Assessments

  • Visual Inspection: Requests for a contractor to visually inspect the property to provide a quote for remediation (distinct from pure scientific “testing”).

Property & Client Types

We deliver calls for various property types and decision-makers.

  • Mobile & Manufactured Homes: Remediation requests located in mobile or manufactured housing are considered billable.
  • Property Managers: Calls from property managers looking to book services for units they manage.
